Hilton Garden Inn, Al Hofuf
A five-star flag in our home city of Al Hofuf: full civil works and every building service, engineered and delivered under one programme, on site now.
Al Hofuf, Saudi ArabiaThe brief
International hotel operators audit buildings the way aviation authorities audit aircraft. Every system (chilled water, domestic hot water, kitchen extract, life safety) has a brand standard behind it, and handover fails on the detail, not the headline.
The client wanted the structure, the architecture, and all of the building services carried by the same engineers, so that a coordination problem could never become a contractual one.
The build
Carrying civil and MEP together changes the sequence. Our BIM team froze the services model before the first slab was poured, so every sleeve, riser, and builder's opening was cast in, not cut in afterwards. On a hotel, where ceilings are low and shafts are money, that discipline is worth entire floors of headroom.
The guestroom floors run on a repeating MEP module: prefabricated bathroom service walls, plug-and-play fan coil connections, and corridor services dressed on racks assembled at ground level. Each typical floor closes out in eleven days.
Where it stands
The project is on site now, tracking the operator's staged inspection regime. Podium plant rooms are set, risers are climbing with the structure, and the first mock-up guestroom has passed brand review, the milestone that locks the design for the hundreds of rooms that follow.
The engineering worth reading twice
Cast-in coordination, zero re-drilling
Because our engineers set out the slab and hang the duct, we froze a fully clash-resolved LOD 400 model early and cast every penetration into the structure. The drill-and-fix trade that normally follows the structure up the tower simply does not exist on this job.
The payoff is programme and honesty: no patched cores, no fire-stopping surprises, and a structure that looks the way its as-builts say it does.
- LOD 400 federated model
- 100% cast-in penetrations
- 11-day typical floor cycle
- Prefabricated bathroom service walls

“Freeze the services model before the first pour, and the drill-and-fix trade never has to exist.”
